Does moss damage a roof? Yes, but slowly, and not in the way most people picture. Moss does not eat into a tile. The harm comes from what it does around the tile: it stays wet, it gives frost something to work on, it packs into the overlaps where rain should run off, and it ends up in your gutters. A thin green film is mostly cosmetic. Thick, spongy cushions sitting in the laps are worth dealing with.
Does moss damage a roof, or does it just look bad?
It depends how much is up there. From the ground, look at the lower edge of each row of tiles, where one course sits over the next.
- A flat green tint across the tiles. Cosmetic for now. Nothing is being held against the roof yet.
- Small tufts dotted along the edges. Worth keeping an eye on. This is how the thick stuff starts.
- A continuous raised line along every course. This is the one that does harm. It has filled the gap where the tiles overlap.
- Clumps you can see the shape of from the pavement. It has been growing for years, and your gutters will already be full of it.
If yours is at the first stage, I will tell you to leave it. A roof clean is not something to do early just because it can be done.
What does moss actually do to a roof tile?
Think of a thick cushion of moss as a sponge glued to the roof. After rain, the bare tiles either side dry out in an hour or two. Under the moss, the tile stays wet for days.
That matters in winter. Water soaks into the surface of a concrete tile, freezes overnight, expands, and thaws again in the morning. Year after year, that breaks down the outer skin of the tile, and a tile that has lost its skin soaks up more water, which makes the next frost worse. That is how moss shortens the life of a roof without ever touching it in a way you would notice.
The overlaps are the other problem. Tiles keep rain out by lapping over each other, so water runs down across the joints rather than into them. When moss fills that gap, it acts like a wick and draws water up and under the tile above, especially in wind-driven rain.
Where on the roof does moss cause the most trouble?
Not evenly. The places I would look first are:
- The tile laps, for the reasons above.
- The ridge and hips, where moss takes hold in cracked mortar and holds water in the joint, so the pointing breaks up faster.
- Valleys, where two slopes meet. Moss washed down collects there, and a blocked valley sends a lot of water somewhere it should not go.
- The gutters, which catch everything that comes loose. On a mossy roof they fill from above every winter, however recently they were cleared.
The gutter is often where the real cost shows up, because an overflowing one soaks the fascia board and the wall under it.
Is moss worse on some roofs than others?
Yes. Concrete tiles, which cover most of the semis and bungalows round here, have a rough, porous surface that moss grips easily. Smoother clay and slate hold less, though it still gathers in the joints. Low-pitched roofs stay damp longer than steep ones. Tall trees nearby add shade and a steady supply of spores and leaf litter.
The roof in the photos below is a good example. It is a bungalow sitting under mature trees, and the moss had built up across the whole slope.

Can moss on the roof cause a leak?
Rarely on its own. If you have a damp patch on an upstairs ceiling, the usual cause is a slipped tile, lifted lead flashing or a failed ridge, and moss is at most a contributor. Getting rid of the moss will not fix a tile that has moved. That is a job for roof repairs, and it is worth ruling out first. If I find a cracked or slipped tile while I am cleaning a roof, you get a photo of it.
What is the right way to get moss off a roof?
By hand. I scrape and brush it off in sections, and the loose moss comes down the slope rather than being blasted into the laps. What I will not do is pressure wash a roof, and the roof cleaning page explains why in full. In short, it strips the surface that keeps the tile waterproof, which is the very thing the moss was slowly wearing away.
Once the roof is done, the gutters get cleared of everything that came down. Leave them full and the first heavy shower sends it all over the front edge.
What decides the cost of moss removal?
I do not have a price list, because no two roofs take the same time. The height and pitch matter most, because they decide whether it can be done off a ladder or needs a tower or scaffold. Then how thick the moss is: a young growth brushes off, a cushion ten years deep has to be lifted row by row. How long it has been left shows up twice, in the time on the roof and in how much ends up in the gutters afterwards. I come and look before I give you a figure, and if the roof turns out easier than it looked from the ground, the price comes down.
When to ring someone
If the moss has formed a raised line along the tile edges, if clumps land on your drive after a windy night, or if your gutters fill up again within a year of clearing, it is time to have the roof looked at. The details of how I do it are on the roof cleaning page, and if the gutters are already overflowing, gutter clearing can go on the same visit.
I work from Mexborough out to twenty miles, including Sheffield and Rotherham. There are more roof photos on my work page.
Stand across the road, get the whole roof in the frame, and send the photo on WhatsApp to 07515 154559. You will hear back whether it wants doing now, can wait a year, or is nothing to worry about. The quote is free and there is no charge for coming out.
